New Waterfront Home

When purchased, this waterfront property with a private beach overlooking Boston harbor and islands was an unsightly overgrown lot with a small house in disrepair, and zoning approval only for a new 2-story rear garage. We were asked to design a brand-new home that would optimize the value of the property, and take a full advantage of the great location for the family's new home.
To maximize the upper area of the new house we designated the ground floor space for low storage, and added available grandfathered living space to the upper floors. That, and a carefully designed attic space, allowed for four fully usable levels, and three spacious bedroom suites. The house now seems double the size of the original, although designed on its footprint, with the addition of the garage. We participated in the full zoning approval process.
The house is designed for long-term comfort and flexibility of use throughout. The first floor full bathroom allows the office to be used as a convenient guest suite for friends or ageing parents. The space above the garage is available for a playroom, a family room, as well as an office or a work-space. With the addition of stairs and a kitchenette it can be converted to an Accessory Dwelling Unit, once zoning requirements change.
The interior was designed to provide stunning water views from almost every room in the house, including bathrooms and staircases.
